Oceanside Real Estate Forecast

As a potential investment, Oceanside stands out among North County coastal communities.  With several exciting new developments reshaping the city, Oceanside is the last affordable coastal city in Southern California.  A notable newcomer is Idec Pharmaceuticals, which recently broke ground on a $1.3 billion manufacturing plant in the Ocean Ranch Corporate Centre in Oceanside, that will someday employ up to 2,400 workers, on a 14-building campus. Idec, whose corporate headquarters will remain in the Golden Triangle area of San Diego, discovered and developed the first monoclonal antibody product (Rituxan(r)) and the first radioimmunotherapy product (Zevalin(r)) approved in the United States to treat cancer. The company is also developing biologics to treat autoimmune diseases.

Early next year, several hundred employees are scheduled to move into a 115,000-square-foot laboratory building to be finished by the end of this year. Another 203,000-square-foot manufacturing building is set for completion by the end of 2005.  The present demand for housing in the North County area already supersedes the current supply and the future supply with the current construction projects.  The Idec project will force even more homebuyers into the market and will cause the rise of the property values of the area.   (Read More At North San Diego Magazine)

Oceanside Overview

In 1769, the Spanish Explorer Portola discovered the agriculture rich valley of the future coastal city of Oceanside.  Founded in 1880’s, this northernmost city of San Diego County is home to over 3 miles of coastline and a fine small-craft harbor housing 900 pleasure boats, sport fishing operations, shops and restaurants.

Beaches

The city of Oceanside provides its residents with over 3.7 miles of spectacular white sandy beaches and world-class surf.   The harbor and the Oceanside pier create a man-made barrier to the Ocean’s natural cycle to strip sand from the beach.  Consequently, the beach is beautifully sandy year-round.   These beaches are also known for the professional surf contests held throughout the year.  The Oceanside beach provides fire rings, several parks and areas to picnic, play volleyball and relax with family.

Harbor

With a relaxing Cape Cod style atmosphere, the Oceanside harbor contains fine restaurants, picnic tables, and a harbor Village with shops, eateries and a lighthouse along with the nearby Harbor Beach. Unique to the Oceanside harbor, all boats are visible from a two lane scenic roadway, which encircles the entire marina area.  Oceanside’s largest community event, Harbor Days, is held annually on the 3rd weekend in September.  Slip Information:  Slips range in length from 25 to 51 feet.  Note: Transient moorings and limited RV beach camping are available.

Location and Climate

Since its discovery,  Oceanside has been known for its beautiful beaches and exceptional weather.   Oceanside ranks as the 5th most favored climate in the world.  Temperatures ranging from an average of 59 degrees in January to 78 degrees in July and the annual rainfall averages are between 8 to 10 inches, with the majority of falling December through April.

Pier

At its current length of 1,942 feet, the Oceanside pier is the longest wooden recreational pier of the West Coast.  Those who visit Oceanside and walk the pier are treated to a breathtaking panoramic view of the California coastline.  The historic Oceanside Pier is a prized community resource and a recreational common ground where all ages can fish, mingle and enjoy the beauty of the Pacific Ocean.  Note:  No license is required to fish off the pier.
